The number of sales for St. Albert detached single family homes for March was 57 (up from 48 properties sold in February). The Highest sale price was $1,167,500 and the Lowest was $277,900. The average sale price was $451,457 and the Median price was $418,000 with an average days on market of 37 days.Condo sales for St. Albert in March was 24 (up from 12 properties sold in February). The Highest sale price was $469,900 and the Lowest was $125,000. The average sale price was $265,901 and the Median price was $264,500 with an average days on market of 66 days.The number of sales for Morinville detached single family homes for March was 14 (up from 9 properties sold in February). The Highest sale price was $648,000 and the Lowest was $210,000. The average sale price was $377,064 and the Median price was $367,500 with an average days on market of 110 days.There were no condo sales in Morinville last MonthThese stats give an overview of two markets, the data was taken from the MLS system. The statistics themselves don’t give the whole picture but do help to tell a story when looked at over the long run.With February being the shortest month and the start of the busiest part of the selling season (typically March-July) it should report lower sales than March. The Edmonton area in general has not seen the same robust market as Vancouver or Toronto but has not suffered as big of a hit as Calgary either. With a more diverse job market in and around Edmonton we are more of a flat market. With spring in the air we should see an increase in sales just not necessarily and increase in values.
